Developer retries rejected application for warehouses at Huscote Farm

Councillors have already said they wouldn’t have passed the application

Developers are once again trying to gain outline planning permission to build on 140,000 square metres of farmland near the small hamlet of Nethercote.

Greystoke CB first submitted a speculative application for fields at Huscote Farm in May 2022.   That was yet to reach the stage where local Councillors were able to make a decision when the applicant lodged an appeal directly with the Planning Inspectorate, taking the decision out of the Planning Committee’s hands.

When that committee met in February this year Councillors considered how they would have voted had the decision remained with them.   They decided they would have rejected the application.   That decision was fed into the appeal process.

However, the Appeal Hearing in April didn’t happen as it was withdrawn after the applicant failed to supply the information requested by the Planning Inspector.

The company have now submitted a new application to build storage or distribution units on the land – close to the M40 at junction 11, to the north of the A422 and east of the A361 Daventry Road.  

The site layout plans are the same as for the previous application.

The comments from those who submitted views on the application last time will not be carried forward and so must be resubmitted.   These need to be with the Council by January 19.

Lisa Phipps from Keep Nethercote Rural is surprised this latest application is the same as the previous submission.   She said: “Considering that the previous application was refused by Cherwell District Council on 15 planning matters, it is hard to understand why the applicant has submitted exactly the same proposal again.

“It is important that people understand that, although the proposal is the same, this is a completely separate application and any objections lodged previously will need to be resubmitted in order to be considered when this application is determined.”

The planning application number is 23/00349/OUT.

    ‘No’ consists of two letters and just one syllable . What element of this response from the authorities do these developers not get.
