Huge development at M40 junction 10 set to be given go-ahead

27/06/2025

Its estimated 5,430 jobs “from the low-skilled to the highly skilled” would be created

150 hectares of arable farmland will become logistics and office buildings if a large-scale development close to the M40 at junction 10 is given the go-ahead next week.

Two planning applications by Albion Land and one by Tritax Symmetry Ardley are due to be considered by Cherwell District Council’s planning committee.   The applicants want to build in the fields on both sides of the A43 between the Cherwell Valley Services and Baynards Green.

As part of proposal the applicant wants to introduce traffic lights at a revamped Baynards Green roundabout, including safe routes for cyclists and pedestrians.

Over 700 objections to the applications have been received from individuals with one saying “these proposals will industrialize the Cherwell Valley.”  A number of parish councils are also against the idea.

But the council’s case planning officer is recommending the applications be approved, noting the proposal would contribute to the Council’s Employment Land Supply.

Across all three applications the case officer notes 900 construction jobs would be created and around 5,430 permanent roles “from the low-skilled to the highly skilled” and added “it will also help the Government realise its’s ambitious plans to ensure that the Oxford – Cambridge corridor is an engine for the whole of the UK”.

The planning committee will make their decision next Thursday.
